Choose what the next home needs to do
Agree on a comfortable monthly budget, commute, space, accessibility and maintenance priorities before touring. If you each own a home, compare the cost and timing of selling one or both. We can review likely market positioning for each property and help organize the sequence.
Sell first, buy first or coordinate both?
Selling first can clarify your available proceeds but may require temporary housing. Buying first can create overlapping payments and needs lender approval. A sale contingency or coordinated closing may help in some transactions, but depends on the other parties and written contract terms. We will build a backup plan rather than assume two closings happen perfectly.
Compare the full move-up budget
Ask your lender to review qualification and expected monthly costs. For the sale, consider loan payoffs, selling costs, repairs, concessions and moving expenses. For the purchase, plan for closing costs, inspections, insurance and cash reserves. An estimated sale price is not the same as money available for the next down payment.
A coordinated local search and sale
We can build a preparation calendar for your current home, schedule photography and showings, and narrow the next-home search to your priorities. Start with our home search and area guides, then discuss a plan that fits your preferred move date.
Questions you may be asking
Can you help if we have two homes to sell?
Yes. We can review both properties, discuss whether their schedules should overlap, and coordinate the sale strategy with your lender and settlement provider.
Do we need to be married to use this service?
No. This planning is available to anyone combining households or moving to a home that better fits their needs.
Can you guarantee we close on both homes on the same day?
No. Financing, title, inspections and the other parties can affect timing. We help coordinate dates and discuss a fallback plan.
Financing is subject to lender review and approval. Discuss ownership and title choices with your attorney or settlement provider.
