5 Luxury Home Search Areas in Virginia Beach: Our Take & Prices
A luxury home search in Virginia Beach can begin with the features you want to enjoy every day: distinctive architecture, thoughtful finishes, adaptable rooms, outdoor living and a documented relationship to the water or nearby recreation. These five areas give that conversation a practical starting point.
The sections are in alphabetical order. They are selected editorial comparison areas, not an exhaustive directory or a claim that every home has the same luxury features or starting price. Area names may overlap broader districts; the exact home and recorded documents remain the basis for a decision.
How to Read the Price Examples
Prices checked October 14, 2026. The amounts below come from selected public brokerage MLS records. Active asking prices, contract observations, proposed models and broker-reported closed sales stay separate, as do detached homes, townhouses and condominiums. Closed-sale examples fall within October 14, 2025–October 14, 2026.
Each bracket covers only the source-linked properties shown in that sample. A single property is a single example, with no range inferred. The samples are not appraisals, complete neighborhood price ranges or promises of availability. Earlier source-page update labels are shown when applicable; prices and status may change after the review.
Alanton / Baycliff
Our take: We would compare Alanton and Baycliff for buyers who want several ways to combine house design, outdoor space and possible water frontage. The current detached examples below span both listing labels; they should not be treated as identical subdivisions or interchangeable properties. Look closely at renovation quality, room layout, the usable portion of the lot and any documented shoreline features. The Alanton-Baycliff Recreation Center supplies a separate local resource for checking membership options and rules. We would build the tour around your actual priorities, then confirm property boundaries and access rights. The sampled asking prices reflect selected homes, not a neighborhood-wide floor.
Features to compare: Different house designs, lots and waterfront possibilities.
Community context: Alanton-Baycliff Recreation Center: Current resources; Alanton-Baycliff Recreation Center: Community history.
Both source subdivision labels appear below. Alanton and Baycliff are related search areas, with individual lots and homes to compare separately.

Bay Colony / Cavalier Park
Our take: We would compare Bay Colony and Cavalier Park when distinctive architecture and a home’s relationship to the water matter more than a standard floor plan. The civic league places Bay Colony between Crystal Lake, Linkhorn Bay, First Landing State Park and Cavalier Drive. That setting creates useful questions about views, outdoor living and the exact route to public destinations. Our selected detached-home examples include different construction ages and designs, so we would inspect finishes, renovation records and usable yard space individually. Confirm any shoreline rights at the parcel; an appealing community name does not establish waterfront ownership or access.
Features to compare: Individual architecture and bay-oriented property choices.
Community context: Cavalier Park & Bay Colony Civic League: Neighborhood history; Cavalier Park & Bay Colony Civic League: Community resources.
The price examples use the source subdivision label Bay Colony. One is new construction; the selected bracket is not an adjusted comparable-sales analysis or a separate Cavalier Park range.

Birdneck Point
Our take: We would compare Birdneck Point for a buyer whose priorities include individual home design, golf context and a bay-oriented setting. Cavalier Golf & Yacht Club’s published history connects the residential development and golf course, while club resources provide boating context. The three recent detached-home sales below give concrete reference points for different houses, rather than a promise about everything available today. We would compare layout, documented improvements, outdoor space and actual frontage before choosing a favorite. Verify club participation separately from home ownership, and investigate the dock, depth and access conditions of any property advertised with boating features.
Features to compare: Golf context, individual home design and Linkhorn Bay setting.
Community context: Cavalier Golf & Yacht Club: Club and Birdneck Point history; Annapolis Yacht Club: Cavalier club and marina information.

912 Cardinal Rd, Virginia Beach, VA 23451 — $1,475,000 broker-reported closed-sale price; detached single-family; status: Sold. Sold August 26, 2026. Source subdivision: Birdneck Point. MLS #10640041.
Broad Bay Point Greens
Our take: We would put Broad Bay Point Greens on the comparison list when established home design and a golf-course setting fit the wish list. The civic league identifies its Great Neck Road and Broad Bay context, with a private country club nearby. The three detached sales below offer dated reference points for the actual homes shown. We would compare room proportions, kitchen updates, outdoor entertaining space and the property’s relationship to the course. A golf view and playing privileges are separate matters; confirm membership with the operator. Use the house’s condition and documented features to decide whether its asking price fits your priorities.
Features to compare: Established home design and golf-course setting.
Community context: Broad Bay Point Greens Civic League: Neighborhood overview; Broad Bay Country Club: Official club resources.

Middle Plantation
Our take: We would compare Middle Plantation when a Little Neck setting, an established landscape and an individual home’s layout appeal to you. The neighborhood association describes mature trees and a Lynnhaven Bay setting and also directs purchasers to applicable deed restrictions. The two current detached examples below are a small sample, with different sites and interior arrangements. We would examine how the rooms, outdoor space and maintenance needs fit your routine before relying on square footage alone. Ask for the exact property’s recorded restrictions and improvement history. Any pool, waterfront feature or nearby club access needs its own property or provider confirmation.
Features to compare: Little Neck setting, mature landscape and distinctive layouts.
Community context: Middle Plantation Civic League: Neighborhood and deed notice; Little Neck Swim & Racquet Club: Membership and guest policy.

Questions to Ask Before Choosing a Home
Which rooms, finishes and outdoor spaces would you actually use, and what improvements are documented?
What maintenance, association, condominium and insurance information belongs to this exact property?
If water or recreation is a priority, what recorded access rights and current provider terms apply?
How does the route from this home work at the times you expect to travel?
Frequently Asked Questions
How did we choose these five areas?
We chose feature-based comparison areas using public community resources and individual property examples. Design, finishes, outdoor space, documented water features and ownership format informed the selection. The alphabetical list is an editorial starting point, not a complete inventory or a ranking.
Can the selected price samples tell me what a home is worth?
They can help frame a current search. A valuation needs appropriately matched properties, condition, size, lot details and other adjustments. Asking prices, contract observations, model prices and closed sales are different records, and small samples do not establish a neighborhood-wide floor or ceiling.
Does a nearby beach, dock or country club include access?
Check the exact property’s recorded rights, association documents and current provider terms. A public beach, a private shoreline, a shared dock and a separate club membership are different features. Confirm the benefit that matters to you before relying on the neighborhood name.
How can I request a home tour?
Send us the property link or address, the features you want to compare and two possible tour times. Let us know if you already have an agent or representation agreement. Requests await team and listing-side or seller confirmation.
