For sale by owner in Hampton Roads

Selling your home yourself?
Start with a practical plan.

Start with free owner-listing options, original planning worksheets, local property resources and a practical selling process. No form is required to use these resources. If you prefer professional representation, ask Burchette Homes to review your property for our optional 2% listing offer.

For accepted listings under the offer: 2% of the sale price plus a $499 transaction fee. Buyer-broker compensation, if offered, and third-party costs are separate. Not all homes qualify. Burchette Homes reviews each property and decides whether to accept representation; fees and services are confirmed in a written listing agreement.

Your 10-step FSBO selling plan

A practical planning guide from pricing to closing. Requirements vary by property and transaction; use a qualified Virginia attorney for contract and legal questions.

  1. Set your timeline and budget

Write down your target move date, mortgage payoff estimate, preparation budget and likely selling expenses. Free marketing does not remove closing costs, repairs or other transaction charges.

  2. Research a realistic asking price

Compare recent nearby closed sales with similar size, condition and features. Separate asking prices from completed sale prices. A tax assessment or one online estimate is not a market-value conclusion.

  3. Gather the property facts

Organize improvements, warranties, permits, surveys and association information. Confirm the address, features and other facts before putting them in your listing.

  4. Prepare the applicable disclosures

Start with current Virginia disclosure forms. Additional property-specific notices may apply. For most pre-1978 homes, review federal lead-paint requirements. Ask a qualified Virginia real estate attorney which documents and delivery deadlines apply.

  5. Contact the association early

For a sale subject to the Virginia Resale Disclosure Act, obtain the association resale certificate and provide it to the purchaser or purchaser’s agent unless exempt. Ask about fees, timing and updates. See Virginia’s resale-certificate delivery rule.

  6. Prepare and photograph the home

Clean, declutter and address appropriate maintenance. Take bright, accurate photographs. Remove personal documents, valuables and identifying family photographs from view; avoid edits that conceal defects or misrepresent the home.

  7. Publish accurate marketing

Include verified facts, price, useful features and a contact method. Describe the property rather than preferred buyers, and follow fair housing requirements. Follow each website’s rules and check local and association rules before placing signs.

  8. Organize inquiries and safe showings

Keep a private inquiry log, confirm appointments and establish safe access arrangements. Ask interested buyers about financing preapproval or proof of funds; use appropriate secure channels for financial documents.

  9. Compare the complete offers

Look beyond price to financing, earnest money, contingencies, concessions, repairs, deadlines and possession. Obtain qualified legal help with the purchase contract, counteroffers and your obligations before signing.

  10. Track the contract through closing

Keep an agreed deadline calendar for inspections, financing, appraisal and settlement. Coordinate payoff and closing documents with the appropriate professionals. Verify payment instructions through a trusted, independently established phone number; see FBI wire-fraud guidance. Follow the contract and settlement instructions for possession and keys.

Free places to advertise your own home

Browse free owner-posting options without completing our form. Choose the channels that fit your property and review each provider’s current terms. Prepare one accurate description, your asking price, a photo set and a contact method you are comfortable making public.

FREE OWNER POSTING

Zillow

Post an owner listing without a listing fee, with unlimited photos. Create an account, enter or find your address, claim ownership when prompted, add your price, photos, facts and contact details, then submit for verification. Zillow says review can take up to 72 hours and may involve an automated verification call. After approval, check the public page and buyer search filters, including owner or Other Listings options. A direct free FSBO post is not an MLS listing.

FREE STARTER · PAID UPGRADES

FSBO.com

The current $0 Starter option includes a 30-day listing with one photo. Built-in buyer messaging is excluded; its instructions advise placing your chosen contact information in the description. Plus and MLS upgrades cost extra. Review current package limits before signing up.

ADVERTISED FREE BASIC · CHECK OPTIONS

Fizber

Fizber advertises a free basic owner listing. Check current options before signing up, prepare your property details and photographs, and keep your contact information current. Featured marketing and MLS upgrades cost extra; the basic post is not a free MLS service.

FREE RESIDENTIAL OWNER ADS

Craigslist Norfolk / Hampton Roads

Use the residential real-estate category for your owner advertisement. The current published fee list does not charge for residential owner postings; commercial real-estate postings cost $5. Check your category and any displayed fee before publishing.

OWNER-ONLY · CHECK CURRENT OPTIONS

Nextdoor

Owner-only neighborhood posting: property owners may post their own homes for sale in For Sale & Free. Check Nextdoor’s current listing options and rules, and use accurate details and photographs. Agents, property managers and others posting for clients must use its business or advertising options.

FREE SELF-MANAGED · EXTRAS PAID

Additional investor exposure: OfferMarket

OfferMarket currently offers a free self-managed property listing with an investor and off-market focus. Optional boosts, signs and managed services cost extra. Review its terms and independently verify buyers and offers.

Keep every listing current. Record where you post, check each public listing, respond to inquiries and update all sites when the price, availability or sale status changes. One free post does not automatically publish to the MLS or every other website.

For another provider, check current owner-listing options at ForSaleByOwner.com. We have not confirmed a currently available free signup there.

For safer inquiries, never share login or verification codes, pay to unlock a purported buyer inquiry, or accept an overpayment-and-refund arrangement. Verify buyers and coordinate deposits and closing payments through your verified settlement professional. Read Craigslist’s scam guidance.

About these independent resources

Providers control their own services. Terms, eligibility, features, visibility, prices, stock and pickup options may change. Check the current provider page before posting, ordering or visiting. A free posting does not make the entire home sale free: repairs, association documents, settlement services, taxes, agreed compensation and other expenses may still apply.

Professional photography

Interior and exterior photographs to present the property clearly to prospective buyers.

MLS and online marketing

An MLS listing and an agreed marketing plan. Additional video, drone or 3D services are selected for the property and confirmed in the agreement.

Showing coordination

Offer presentation and negotiation

Present offers and review price, terms, contingencies and timing with you; negotiate according to your instructions.

Every home is reviewed. Not all homes qualify. The current offer applies to qualifying homes in Virginia Beach, Norfolk and Chesapeake. Burchette Homes reviews property condition, marketability, location, timing, seller goals and team capacity, then decides whether to accept representation.

The listing commission is 2% of the sale price, plus a $499 transaction fee. Buyer-broker compensation, if offered, and third-party selling costs are separate. Compensation and services are confirmed in the written agreement. Submitting a request does not list your home or require you to hire Burchette Homes.

Questions owners often ask

Is a free owner listing the same as a free MLS listing?

No. Direct owner postings on the sites listed here do not automatically create an MLS listing. MLS placement may involve a separate paid service, eligibility requirements and an agreement. Check the current package and coverage before paying.

Do I need to fill out the form to use the free resources?

No. The listing links, official resources, sign information and original blank CSV worksheets are available without submitting a request. Use the form only if you would like Burchette Homes to follow up.

Can I use the resources without hiring you?

Yes. The official resources on this page are public. Requesting information does not require you to list with Burchette Homes.

Does the 2% offer include professional photographs and offer presentation?

Yes, for qualifying homes that Burchette Homes agrees to represent under a written full-service listing agreement. The agreement confirms the services and charges, including the $499 transaction fee and any separate costs.

Does submitting the form mean you will list my home?

No. We review the property and circumstances, then decide whether to offer representation. A signed written listing agreement is needed before representation begins.

What if I may owe more than the sale can cover?

Read our short-sale guidance and speak with your mortgage servicer. Lender approval and any remaining debt need separate attention.
