Short-sale planning in Hampton Roads
If the money available from selling your home may not cover the mortgage, a short sale may be one option to discuss with your mortgage servicer. Burchette Homes can review the property and selling costs, then consider whether to represent you.
Protect your deadlines. If you have received a foreclosure notice or sale date, contact your servicer, a HUD-approved housing counselor or an attorney promptly. A Burchette Homes inquiry does not pause foreclosure.
A short sale is a sale for less than the amount owed on the mortgage. It requires approval and differs from an ordinary sale. Before choosing a sale, ask about the alternatives available for your loan and circumstances.
Your servicer or a HUD-approved housing counselor can help you explore repayment arrangements, forbearance, loan modification, an ordinary sale or a deed-in-lieu of foreclosure.
Your servicer and loan owner must approve the proposed short sale. Other affected lenders or lienholders may also need to approve. Ask about required documents, offer terms and deadlines.
A short sale does not automatically erase every amount owed. Ask each affected lender whether a remaining balance will be waived and obtain any agreed waiver in writing. Discuss legal and tax questions with the appropriate professional.
We can review the property, discuss a market-based selling strategy and estimated selling costs, and consider whether to offer representation. If we accept the listing, the written agreement confirms our role, services and compensation, subject to applicable approval requirements.
Discuss the general location, condition, your timing and what you want from the sale. We do not need mortgage account numbers in the initial inquiry.
Review comparable sales and selling costs to help prepare a realistic conversation about the property. Your servicer decides its approval requirements.
If we agree to represent the home, coordinate the agreed marketing, offer presentation and transaction milestones with the parties involved.
Not all properties or circumstances fit our services. A request is not a lender approval, a promise of debt forgiveness or an agreement to list. Any representation and fees must be confirmed in writing.

No. Approval comes from the relevant lender, servicer or loan owner. Contact the parties responsible for your loan and deadlines; submitting our form does not pause a foreclosure process.
That is not automatic. Ask each affected lender about any remaining balance and obtain an agreed waiver in writing. An attorney or tax professional can advise on questions within their role.
No. Any representation, services and compensation must fit the property, the written agreement and the applicable lender approval requirements. We review each situation before accepting a listing.
